Loan Amount: $2M- $30M, Separate pool above $50M 
Geographical Limitations: Anywhere in U.S.A and some Caribbean
Use: Residential and Commercial Developments, bank REO, Write-down, Whole Loan Finance
Use of Proceeds: Acquisition, Refinance, Horizontal Development & Return of equity (in limited cases).
Term: 1 to 3 Years
Rate: 13% - 15% 
Total Origination Fees: 3%-7% of the Loan
LTV: 50% LTV, Higher in income producing cases
Secondary Finance:
Will allow secondary/mezzanine finance behind our first position
Appraisal: Typically NOT REQUIRED
Recourse: Typically NON RECOURSE, standard carve-outs
Closing Time: CAN CLOSE WITHIN 2 to 3 weeks.
Lockout: Typically no lockout.
Amortization: Interest Only
Special Conditions: May fund interest reserves; multiple disbursements, partial deed releases.IDEAL FOR BANK WRITE-DOWNS
