Kyle Poole - Principal

Drawing on his Southern roots and recognizing the tremendous growth potential of the Southeast, Kyle founded Land Finance Group, which he has successfully led for more than 25 years. Throughout that time, he has guided the firm through multiple business cycles, helping builders and developers transform the region. Before founding LFG, he founded Hotel Finance Specialists, LLC, a niche finance firm that played a pivotal role in the finance of over 125 hotels across the Southeast. 

Kyle is an avid traveler and an active contributor to think tanks across the country, where he explores the challenges and opportunities of our rapidly changing world. A proud North Carolina native, he graduated from the University of North Carolina at Chapel Hill. Outside of his professional pursuits, Kyle and his wife stay happily busy raising their twins. 

John Costanzo - Partner

John brings 25 years of underwriting experience, specializing in structuring debt, equity, and complex off-balance sheet land banking transactions. Well-regarded within this highly specialized niche, he has built a strong reputation among builders and developers of large-scale land developments and master-planned communities across the country. In addition, John possesses extensive expertise in underwriting hospitality and resort assets.

​John is married and the proud father of three sons. He serves as President of the School Board for the Charter School for Global Leadership in Camden County, New Jersey, where he plays an active role in advancing educational initiatives. He also sits on the board of the East Greenwich Soccer Association. John is a Philadelphia native, and a graduate of Drexel University.
